I think this may in part be caused by unscruplous landlords continually raising the rents to all-time highs. Sure, I agree that landlords are entitled to cover their costs, make a profit and raise the rent prices within reason. But what they have in the USA and now Canada is unbridled capitalism/greed. The Wild West of the Rentals market. It words like this - somebody moves out of an apartment suite. so the landlord jacks the new rent up 35% or more. Of course the new tenants can barely afford the new prices/places, so now you need 2 tenants to a 1 BR apartment to cover the costs. But once they can't afford it, price becomes too high for them, they move out, and another tenant moves in and the landlord raises the rent another 30%. That's what happened in Vancouver. Typical rent went from $1000/month or less to $3,000 in 10 years So now rents/rent increases are out of control. Just like many parts of the States, there's no true 'free market' for rentals anymore and the landlords know it. Most places now just have signs say "Sorry no vacancies' cuz nobody wants to move anymore cuz their rents will triple. It's just one big racket, eh.
