How many of you degenerate scumbag Democrats posters here have thrown a brick at a cop in the last month?
First you need to get off the McDonalds and get a job! Second put the pipe down and look for a job delivering pizzas or cleaning windshields between traffic light cycles........... do anything, but just sitting around on a message board thinking you're going to get to my status when you don't even have medical insurance is pure fantasy.

Whipple doesn't understand the value of a dollar because hes been fed sour patch kids since birth and doesn't realize that making money is everything around you.

Actually, most of those look like bad ideas to me. Get a lower rate on your car insurance, sure, why not? Urging people to take out credit cards even ones with reward programs just isn't a smart move. Sure, it is theoretically possible to game the system and work those rewards programs but more often than not people end up getting themselves into debt and thus financial trouble. Who do you think is smarter and more likely to win in the long run? You or the I ternational finance company with dozens of specialists and MBA who crunch all the numbers and who know your spending better than you do? Add on the fact that they can change the terms of the reward program anytime they want for any reason they want?

I keep two credit cards for emergencies and that is it or for things like hotel rooms but that is it. The rest I try to pay cash and if I don't have the money then I do not buy it. I am pretty much a Dave Ramsey sort of guy and it helps me sleep better at night.

A little about myself: Top University and majored in Finance with a minor in Economics. I was co captain of the lacrosse team, and a starter on my basketball team. A semi professional martial artist. What sports do you all play, other than 'jacking off in the porn forum'? I've hosted my own podcast show and have two banging hot girlfriends now that I'm divorced.

We MBAs are the cream of the crop and we know it. I've sacrificed my time. I was never a 'partier' dude.

All wonderful but completely antithetical to the way my family was brought up and the values qe've always held. For instance, I and most of the millionaires I know including myself, have rarely bought a new car much less a luxury car. The only new car I have ever bought was a 2019 Toyota Camry; everything else was used. Why drop money into a depreciating asset which loses 25% to 33% the moment you drive it off the lot? The sticker price on that Camry was $26,000 and I got it for $20,000 and only bought it because my wife needed a new car. I am happy with the used Tacoma I drive.

All through my 20's and 30's I saw my peers buying new BMW's and what not while still renting a room or a small apartment because that was all they could afford while I drove the same old Camry and bought houses. Assets which went up in value instead of down. In five years they had an old car which had a long list of needed repairs while I had positive rental incomes from the houses I invested in. In my experience unless some one is obscenely wealthy (as opposed to just well off and wise with money) then the people pissing away cash on luxury cars and luxury clothes tend to be indebt up to their eyeballs.

A few people pull it off but most don't. A recession hits, they are over leveraged, and everything ends up going sideways. Thus why I advocate for the slow and steady approach avoiding debt and living below one's means. Your mileage may vary but that is the approach I feel most comfortable with.

As for sports, I skipped that, joined the army and fought in two wars as I am a patriot at heart. Frankly, you come off as showy and insecure with all your braggadocio. Try reading The Millionaire Next Door or any of David Ramsey's books to see how most people do it. Hard work, thrift, and modesty are really the way to go for most people who want to achieve wealth instead of being a posser.

In the last year I saw three people I know get in trouble because they owed big mortgages on rental houses when the renter stopped paying and they couldn't get them out due to the covid eviction moratorium. Most of my units I rent to people on section 8 as they rarely move, you can get a large deposit against damages paid by the city housing commission, plus 2/3rds to 3/4ths of rent are paid automatically by the city housing commission. It is also nice to know I am helping my community by providing good, clean, housing to people in need.

I had one renter who was not section 8 renting a 3/2 townhouse in Scripps Ranch, a nice upper middle class area of San Diego and even though she never lost her job or had her hours reduced she fucked me over by playing games and refusing to pay rent. I eventually got her out by citing she wasn't covered by the eviction moratorium as she was not effected by covid but it took lawyers plus she made untrue claims about mold and lots of other shit all of which were proven untrue in court.

My outstanding balance on that unit is just $100,000 (half owed by my sister and half owed by me) so I was able to weather half a year of nonpayment while the courts were closed. Someone who is leveraged, like the three friends I mentioned earlier, gets fucked unless they can convince the lender to forgo mortgage payments and simply add it on to the back end. Again, avoiding debt and doing things like pay mortgages off as quickly as possible is how you gain security and wealth not spending lots of money of stuff which will go out of style next year or leveraging yourself to the hilt.
