East Coasters and Midwesterners invaded California. Prices skyrocketed thanks to speculators and developers. Now the state is crowded and overpriced. It's not a political issue. It's an issue of BOTH parties selling out to developers and banksters. There were lots of CONS in the legislature in the 70s and 80s. Come on. Raygun was the guv of CA.
The point is as soon as Democrats started strangling new housing construction prices skyrocketed and we went from dirt cheap homes to SFH being a luxury. It is all due to over regulation depressing supply.
It's due to increased demand. Caused by an increase in job growth. Very simple. Political parties had nothing to do with it.
Nice try with the spin, tho.

It is true, demand has been going up, the problem causing the giant mismatch between demand and supply is the restrictions on building anything. The regulations which prevent construction of higher density apartments. It is the endless regulations which make a single bedroom apartment in public housing $575,000 to build where as a similar apartment at market rate in other states only costs about $75,000 to build. Demand keeps growing but supply has been severely restricted for 40 years and that is why prices have gone through the roof.

Dr Drew had this to say about homelessness in L.A. (from about a year ago).

Dr. Drew is an idiot. It's a multitude of problems. Mental health, high housing costs, no treatment programs for drug addicts, not enough jobs that pay a living wage. Seth Green did not stand up to Drew.

:LOL1:

He is an idiot, huh? There are tons of free drug treatment programs for poor people due to Medicaid but you can’t force homeless drug addicts to go into treatment or stay in treatment. Thus why even if you can convince them to go to rehab they just check themselves out the next day. The law needs to change so homeless drug addicts are forced into rehab and can’t check themselves out. The same needs to happen homeless mentally ill people. Restoring duty to care would go a long way towards helping the problem.

BTW Dems have been destroying most middle class jobs in this state; again due to horrible regulations. Meanwhile in Texas they have tons of middle class jobs because the regulatory environment is different.

You love to simplify things, don't you? Making it all about one thing, when in reality it's a very complex issue which is greatly exacerbated by unrestricted profiteering.

There are in NO WAY enough spots for people to get treatment. I agree that forced treatment might be revisited (though strict oversight would have to be in place, and you can't really trust law and order nuts with that), but that wouldn't magically make programs and spaces available. And, like I said, Raygun shut down all the mental health facilities. Homelessness shot up immediately after he did that. And affordable housing is in woefully short supply.

OK, let us see if you can logically flesh out your supposed argument. Tell us about “unrestrictive profiteering”. Let’s see how much you know about economics.

I can logically flesh out my "argument" if that's what you want to call facts. But what are you getting at? You want me to write a thesis for you? There's an awful lot to be said, and an awful lot of evidence to be gathered. We're talking an investment of a lot of my time here. I'm not sure there's a good reason to do that, since economics, like anything else, can be manipulated to meet one's agenda. Which is what you would do in rebuttal. So what is it you want that I can offer in two minutes or less?

Supply is restricted because of lack of space. Building codes have to be tough due to earthquakes there. Fire prevention is another one. Eventually firms will move away, and prices will drop. Or peeps will move away and work from home. The market will adjust.

All of that is true. That said zone regulations prevent higher density housing which restricts supply and thus drives up prices. Trying to get permits to build even a building in an area already zoned for what you propose typically takes ten years in California, requires millions to be spent on various studies, lawsuits by anti-development groups further cost millions more, and then you run into corrupt politicians who blantantly say I am going to block your building unless you donate to my reelection campaign and sign a contract with my union backers doubling labor costs.

We can keep all those other variables you spoke about the same but this is where the big delays and costs come from.
