So for those of you who don't know I recently (nearly two years ago) purchased a 4300 sq ft, 6 bedroom mansion on approximately 2 acres of land in a upscale neighborhood about an hour north of Tampa.

I paid a modest 435,000.00 for this slice of paradise and since then I've made the following adjustments

1. Added a 24X24 wood deck with a cedar gazebo and 8 person whirlpool spa.
2. Added an automatic waterfall to my 30 by 12 in-ground swimming pool.
3. Transformed some unused space in one of my 3 living rooms into an office (so technically now it's 7 bedrooms)
4. added a beautiful fire pit seating area adjacent to the deck

Total costs for my investments 35,000.00 give or take

I recently appraised the place and given the current market here in Florida and the sudden influx of decent people leaving shitholes like NY And Cali it came back at a whopping 725,000.00

wow. I feel blessed.

But should I sell or stick around is the question? I Had originally planned on growing old here but damn 155K profit for less than two years of investment sure looks tempting.

MY opinion is that you should sell it and downsize.

Do you really want all that maintenance until you die? Or to waste money on hiring people?

Just stash your profits and use it on fun stuff and for the boys. Just more to leave to them. By the time you kick you'll be a grandpa.

Thankfully I built all that in October when lumber was about 25% of the price it is now.

Same holds true for the electrical wiring for the spa. 60 amp circuit and I had to run the wire underground about 150 ft.

At that gauge could you image what I would have paid today?

My brother recently moved out of Seattle during the protests, and moved back when the riots died down some. His country home he bought for 500,000 and with everyone else moving to the country, he sold it for 750,000 less than a year later.

I'd say your home will get more PRIME. And that you might stand a chance of profiting more if you do plan to sell, if you wait a bit longer.

Talk around the country, is more folks are eyeing Florida and Texas.

Okay so this is super creepy story that I wouldnt normally discuss in public but eh....fuck it.

So one of my best friends from HS(who sadly died of an overdose 4 years ago) had a dad who started his own landscaping business. And it was successful.....I mean this guy made a shit ton of money.

And when I moved back to MI from Florida he started texting me. It turns out my friend decided to try to HOOK ME UP WITH HER DAD. Yeah. It was horrifying.

So after a 2 hour long convo of her begging me to "just go out once" I embarked on the most awkward fucking "date" of my life.

So this man actually told me over dinner that he remembered seeing me in his yard by his pool in my short shorts and how beautiful I was.....I mean I was fucking 17 but okay(at his pool....not at dinner). We hung out at my moms after this for a bit and he left.

Then he started the emailing. And omg.....he could not spell. Could not grammar. It was SO bad. And he kept saying "big time" after every statement lol

Shit I think I still have these lmao....
